North Jersey’s luxury residential real estate market experienced substantial closing activity during August, marked by several multi-million-dollar transactions that highlighted strong high-end demand across the region's suburban counties. Leading the regional market was an expansive estate sale that set a new pricing benchmark for the calendar year.
Across the northern section of the state, the featured luxury closings spanned a wide financial spectrum, with the highest-priced county sales ranging between $2.225 million and $12 million. Industry transaction records show that each of the month’s top properties changed hands through the traditional real estate sales process rather than via alternative acquisition channels.
The prominent sales recorded throughout August represented an assortment of distinguished architectural designs and prime geographical settings. Among the most notable properties to trade were a newly constructed waterfront residence featuring a private deck on Lake Hopatcong, a classic Georgian Colonial manor originally built in 2001 that sold for $5.67 million, and multi-acre luxury properties influenced by classic European architecture.
Bergen County claimed the distinction of hosting the month’s most expensive transaction with the closing of a palatial French chateau-style residence at 123 E. Saddle River Road in Saddle River. The high-profile property officially finalized its transfer of ownership on August 28 for an impressive $12 million.
By reaching the eight-figure threshold, the Saddle River estate established itself as the priciest residential transaction recorded in Bergen County so far in 2026. In addition to setting the county record, the transaction also stands as the most expensive home sale across all of North Jersey for the year to date.
The landmark Bergen County transaction was brought to the market by real estate professional Christian Di Stasio, who leads the Christian Di Stasio Group at Prominent Properties Sotheby's International Realty.
Situated on a gated 4.4-acre parcel, the French chateau-style manor provides extensive grounds designed for privacy, recreation, and outdoor living. Exterior features include manicured formal gardens, an expansive lawn, a decorative pergola, several distinct patio areas, an inground swimming pool, and an adjoining spa. The grounds also offer a dedicated playground, alongside dedicated equestrian infrastructure comprising a four-stall horse stable and a fenced grass pasture.
The main manor encompasses approximately 12,000 square feet of finished living space arranged across three full levels. The generous architectural footprint contains six bedrooms and nine bathrooms, providing extensive accommodations for residents and visiting guests alike.
Inside the residence, the primary bedroom suite serves as a private wing complete with an integrated fireplace, dual walk-in boutique closets, a spa-inspired bathroom, and direct access to a secluded outdoor patio. The home's main living areas also incorporate formal sitting and dining rooms, an informal dining space, a spacious family room, a chef's kitchen, and a private executive office or library finished with rich mahogany.
The property's walkout lower level functions as a dedicated wellness and entertainment complex, offering dual fitness rooms, a specialized massage room, a sauna, a billiards lounge, and a climate-controlled wine cellar. To ensure convenient mobility across the multi-level layout, an interior residential elevator connects all three finished stories of the home.
Further west in Passaic County, high-end real estate activity was headlined by the multi-million-dollar closing of an expansive residence located at 27 Mountainwood Court in Totowa.
Described as a Mediterranean-style villa, the Totowa property finalized its transaction on August 21 with a recorded purchase price of $2.35 million. Listing representation for the luxury sale was handled by Taylor Lucyk of The Taylor Lucyk Group at The Agency One Rock.
Occupying nearly 2.5 acres of lushly landscaped property, the recently renovated Passaic County home features five bedrooms and seven bathrooms. The residence has been configured to blend expansive entertaining venues with everyday residential amenities.
The interior layout features an expansive great room illuminated by prominent walls of windows, an entertainment lounge complete with a wet bar, and a fully finished lower level. The gourmet kitchen has been updated with high-end appliances and designer finishes, while the main-level primary suite includes a dual-sided fireplace, double walk-in closets, and an ensuite spa-like bath.
Outside, the Totowa property offers a resort-style backyard layout designed for leisure and open-air gatherings. The landscaped grounds include an in-ground swimming pool and a private children's playground, complementing the property's indoor living spaces.
From premier equestrian-ready estates in Saddle River to modernized Mediterranean villas in Totowa, August's leading transactions underscored strong interest in North Jersey properties offering substantial acreage, custom entertaining spaces, and comprehensive luxury amenities.
